Partially Residential Building Area (DzS2), partially Nature and Greenery Area (DA1).
The residential building area (DzS2) is a functional zone defined to ensure the housing functions for a lifestyle characterized by individual residences, providing appropriate infrastructure. Its main intended use is the scattered development of individual residences.
Primary uses of the area: residential construction.
Additional uses of the area: construction of garden houses; construction of trade or service facilities: structures with floor areas up to 150 m², excluding fuel stations, car washes, and chemical cleaning facilities with a capacity exceeding 500 kg per day, and laundries with a capacity exceeding 1000 kg per day. If there is access (direct connection) from the land unit to a C or D category street or to the local traffic lane of a B category street, the allowed floor area of the structures can be increased to 300 m²; construction of tourism and recreation facilities: guest houses; construction of educational and scientific institutions: pre-school educational institutions; construction of healthcare institutions: medical practices; construction of social care institutions; landscaped area: landscaped area, excluding cemeteries and animal cemeteries; unimproved area.
The allowed number of floors in the DzS2 area is up to 3 floors, and for the construction of garden houses, up to 1 floor.
